Congratulations on your new build home! The first year is critical for ensuring your house stays in top condition and retains its value. Here are the essential steps you should take:

 

1. Thoroughly Review Your Warranties


NHBC, 2 year developer warranty, manufacturers warranties…it can be very confusing. 

  • Carefully read and understand your builder's warranty.

  • Ensure you know what warranties are standard, and which warranties you need to register for yourself e.g. appliances. 

  • Note important dates and coverage details.

  • Keep all related documents in a safe, easily accessible place.

  • Ensure you understand the terms of your warranty. Some warranties require you to do an annual service in order to keep it valid. 


2. Schedule and Attend the Builder's Home Demonstration


  • Walk through your home with the builder before moving in.

  • Learn about major systems and how to operate them.

  • Ask questions and voice any concerns.


3. Create a Maintenance Calendar


  • Set reminders for regular tasks like cleaning cooker hood filters, testing RCDs and isolating the outdoor water tap.

  • Schedule relevant servicing for your heating and cooling systems.

  • Plan for relevant tests of smoke detectors and carbon monoxide alarms.


4. Document and Report Issues Promptly


  • Keep a running list of any defects or problems you notice.

  • Report issues to your builder immediately, following the warranty process.

  • Take photos and keep records of all communication.


5. Handle Landscaping and Exterior Care

  • Keep gutters clean, air bricks free of leaves and check all weep vents are clear of mortar. 


6. Monitor and Address Settlement/Shrinkage cracks

  • Report any significant settling issues to your builder.

  • Be patient with small imperfections that often resolve naturally.


7. Optimise Your heating System


  • Ensure the system pressure is checked and topped up.

  • Ensure the radiators are bled when needed.

  • Learn how to use your thermostat efficiently. 


8. Start Planning for Long-Term Maintenance


  • Begin saving for future repairs and replacements.

  • Research the lifespan of major components like the roof and appliances.

  • Consider setting up a home maintenance fund.


9. Get to Know Your Neighbors and Community


  • Introduce yourself to neighbors. Especially residents from earlier in the scheme that may be able to share some wisdom. 

  • Learn about local amenities and services.

  • Consider joining a homeowners' association if applicable.
